The lab gets the attention and the capital. Casework, fume hoods, benches, and equipment are specified by lab planners and consume most of the build budget. The office space, where the same scientists write up results, take meetings, and where the business team sits, gets treated as an afterthought and furnished last, fast, and over budget because it was never properly planned.
The office is half the square footage and most of the daily hours. It deserves the same planning the lab gets.
What lab-adjacent office furniture has to handle
Office furniture in a life sciences building works under conditions a standard corporate office does not.
Wipe-down surfaces. Desks and tables near lab space need non-porous, cleanable laminate or solid surface, not soft-touch finishes that stain. Specify commercial laminate rated for cleaning agents.
Gowning and transition zones. People move between lab and desk all day. Bench seating, lockers, and durable circulation furniture in transition areas take heavy use and need to be easy to clean.
Write-up benches and standing work. Scientists document at the bench and at the desk. Height-adjustable desks are close to standard here, not a perk, because the workflow is genuinely a mix of sitting and standing.
Data and power density. Lab-adjacent desks carry more monitors and more equipment than a typical office workstation. Spec power and cable management for it from the start.
None of this requires exotic product. It requires specifying commercial-grade furniture with the right finishes and the right power, instead of grabbing whatever ships fastest at the end of a lab build.
Spec for the headcount you will have
Life sciences companies grow in steps, not curves. A Series B closes and headcount doubles in two quarters. A program hits a milestone and a team triples. The office furniture plan has to survive that.
The mistake is furnishing exactly to today's headcount with a fixed-panel workstation system that cannot be reconfigured. Eighteen months later the team has outgrown it and the whole floor gets ripped out.
